Change of use of a commercial building located in Isleworth, South West London.
The freehold asset was acquired in 2018 with approval for change of use to residential. A planning uplift was achieved to provide 51 residential apartments, with 30% affordable.
The 1990's office building was extended upwards on two floors to provide 3,295m2 GIFA.
Works included the removal of the existing roof including rooftop plant, replacement of front elevation curtain walling with cavity wall, reconfiguration of the existing structural elements to facilitate new apartment layout, construction of two new floor levels over the existing roof level and construction of a 2-storey end extension.
A BREEAM ‘Excellent’ rating was achieved through a range of measures whilst also saving significant amounts of embodied carbon by repurposing the existing building.
Practical completion was achieved in January 2020. The building has now been sold.
